What Makes Crawl Space Ninja Different
AJ Howard
Most companies treat crawl space encapsulation like a weekend project roll out some plastic, seal the vents, plug in a dehumidifier, and call it a day.
At Crawl Space Ninja Supply, we do things differently. We don’t sell quick fixes we teach you how to build complete systems. Our methods were developed through years of hands-on experience at Crawl Space Ninja of Knoxville, where we’ve repaired thousands of failed encapsulations and turned problem crawl spaces into clean, healthy environments that actually last.
In the world of crawl space encapsulation, mold remediation, and water management, quick fixes or not realizing your contractor is cutting corners can cost you dearly. What you don’t see beneath your home can easily become the most expensive mistake you ever make.
We’ve seen it all: flooded crawl spaces, warped hardwoods, and lingering odors from shortcuts and “budget” jobs. Every product we sell has been tested and proven by our Knoxville installation team the same crews who’ve spent years perfecting systems that survive Tennessee’s toughest humidity and flood conditions.
Whether you’re a DIY homeowner or hiring a professional, remember:
Don’t just seal your crawl space. Build it right.
Encapsulation, mold remediation, and waterproofing must work together as one system. When done correctly, they transform your crawl space from a hidden liability into a lasting layer of protection for your entire home.
Encapsulation: More Than Just Plastic
What Others Do
Most contractors seal every vent, throw down a vapor barrier, and hope the dehumidifier can handle everything. The result? Trapped humidity, musty odors, and soil gases that end up inside your home.
What We Do
We build systems that breathe. The EPA recommends 1 CFM of exhaust per 50 sq. ft. of crawl space. That’s why we always leave one vent open and install a dedicated exhaust fan to safely vent radon, methane, and VOCs outdoors.
We also insulate the foundation walls, not the subfloor. Fiberglass insulation under the floor absorbs moisture and collapses. We remove it, treat the joists if needed, and install Insul-Barrier™ or foam board insulation to create a real thermal break. This keeps temperatures stable, reduces condensation, and helps your HVAC run more efficiently.
DIY Tips:
-
Leave one vent open and add an exhaust fan.
-
Mechanically fasten vapor barriers to walls and piers.
-
Choose our 12 mil solid polyethylene liner flexible, durable, and odor-free compared to stiff, glued multi-layer plastics.
Mold Remediation: Remove It, Don’t Hide It
What Others Do
Many “mold treatments” are just quick sprays or coatings that hide the issue. The problem is that dead mold is just as allergenic as live mold. You’re left breathing contaminated air under the illusion of a fix.
What We Do
At our Knoxville headquarters and all Crawl Space Ninja franchises, we use soda blasting the most thorough, non-toxic way to clean wood. Baking soda removes odor and contamination, leaving the crawl space smelling clean. After blasting, we HEPA vacuum all surfaces to remove dust and spores completely.
For DIYers:
-
Clean with Anabec Advanced Cleaning Solution.
-
Apply using a Createch Commander Mold Fogger for deep penetration.
-
Scrub using a nylon brush to lift surface mold.
-
Allow all wood to dry completely before encapsulating.
Our Rule: Don’t cover mold remove it. Proper cleaning eliminates allergens and ensures your crawl space stays safe long-term.
Waterproofing: The Foundation of Everything
What Others Do
We often see drains thrown on top of the dirt or liners laid over standing water. When the water table rises, the plastic floats, water gets trapped, and wood starts to rot.
What We Do
We waterproof and encapsulate together to manage water from the ground up.
For DIYers, follow our Double-Up Method with the Hydraway Drainage System the same process we use professionally in Knoxville:
-
Dig a perimeter trench around the crawl space or basement, 6–12 inches from the foundation wall.
-
Make it 2 inches wide and 9 inches deep this fits two Hydraway drains side by side for double flow capacity.
-
Connect both drains to a sump basin at the lowest point, and route the discharge line safely away from the home.
-
Overlap vapor barrier seams by 12 inches, seal with high-adhesion seam tape, and mechanically fasten to walls and piers.
This method prevents floating liners and ensures water is properly redirected, keeping your crawl space dry even during the heaviest rain.
Final Thoughts: The Right Way Lasts
Your crawl space isn’t just a dark storage area — it’s the foundation of your home’s health. Every decision you make down there affects air quality, humidity, and long-term structural integrity.
