Why We Recommend 12 Mil

One of the most common questions we receive is, "Should I buy a 12 mil or 20 mil crawl space vapor barrier?"

At Crawl Space Ninja Supply, Founder Michael Church, DIY Specialist AJ Howard and Crawl Space Ninja Franchises recommend 12 mil vapor barrier for the vast majority of homeowners because it offers the best balance of durability, flexibility, ease of installation, and long-term value.

While 6 mil vapor barriers are commonly found in new construction, they're more susceptible to punctures and tears during installation and everyday crawl space use. For most encapsulation projects, we believe investing in a thicker barrier is well worth it.

On the other hand, 20 mil vapor barriers are significantly heavier and more difficult to work with.

Our 12 mil solid vapor barrier is flexible enough to install around piers, corners, plumbing, and other obstacles, while still being durable enough to handle regular crawl space traffic and everyday maintenance. For most DIY and professional encapsulation projects, it provides the best combination of strength, flexibility, performance, and value.

Why Our Vapor Barrier Doesn't Develop "Cat Urine" Odors

Our vapor barrier is manufactured from a single, solid sheet of virgin polyethylene. Because there are no glued layers or laminates, there's nothing to separate over time, helping eliminate one of the most common causes of odors associated with lower-quality laminated vapor barriers.

Many reinforced or laminated vapor barriers are manufactured by bonding multiple layers of material together with adhesives. Over time, if moisture penetrates between those layers, the adhesive can begin to break down, creating the strong ammonia or "cat urine" odor many homeowners experience in older crawl spaces.

Frequently Asked Questions

What thickness vapor barrier do I need?

For most homeowners, we recommend a 12 mil crawl space vapor barrier. It provides an excellent balance of durability, flexibility, ease of installation, and long-term performance. While thinner barriers are more prone to damage and thicker barriers have their place, we believe 12 mil is the best choice for most DIY and professional crawl space encapsulation projects.

Is 12 mil thick enough?

Absolutely. Our true 12 mil vapor barrier is designed to handle regular crawl space traffic while remaining flexible enough to install around piers, plumbing, and other obstacles. For the vast majority of homes, 12 mil provides more than enough durability for a long-lasting encapsulation.

Is 20 mil better than 12 mil?

Not necessarily. While 20 mil barriers are thicker, they're also heavier and more difficult to install. At Crawl Space Ninja Supply, we believe a properly installed 12 mil vapor barrier offers the best balance of strength, flexibility, and value for most homeowners. Many thicker vapor barriers are also laminated, whereas our 12 mil barrier is manufactured from a single solid sheet of virgin polyethylene.

Why does Crawl Space Ninja recommend 12 mil?

Our Founder Michael Church recommend 12 mil because it's durable enough for everyday crawl space use while remaining flexible and easy to install. For most encapsulation projects, it provides everything homeowners need without the extra weight and difficulty of thicker materials.

What's the difference between your 12 mil solid and 12 mil woven vapor barrier?

Both provide excellent moisture protection, but they feel different during installation. Our 12 mil solid vapor barrier is smooth, flexible, and manufactured from one continuous sheet of virgin polyethylene. Our 12 mil woven vapor barrier includes reinforcement for additional tear resistance while maintaining the same nominal thickness. If you're unsure which is best for your crawl space, we're happy to help.

Can I install this myself?

Yes. This vapor barrier was designed with DIY homeowners in mind. With proper preparation, seam tape, wall tape, and fasteners, many homeowners successfully complete their own crawl space encapsulation.

How much vapor barrier do I need?

Measure the length and width of your crawl space, including any separate sections, and add extra material for wall coverage and seam overlap. We've also created a Vapor Barrier Measuring Guide to help you estimate the correct amount before ordering.

Should I cover the walls too?

Yes. If you're only covering the ground, you're installing a ground vapor barrier, not completing a full crawl space encapsulation. A complete encapsulation seals both the crawl space floor and foundation walls. At Crawl Space Ninja Supply, we recommend using our Insulated Vapor Barrier on the walls, or if you've installed rigid foam board insulation, covering it with this 12 mil vapor barrier to complete the encapsulation system

Do I tape the seams?

Yes. Every seam should have a 6 inch overlap and sealed using a quality crawl space seam tape. Properly sealed seams help prevent moisture from bypassing the vapor barrier and create a cleaner, more professional encapsulation.

How much overlap should I leave?

We recommend overlapping seams by approximately 6 to 12 inches before sealing them with seam tape. This helps create a durable, continuous moisture barrier throughout the crawl space.

Should I remove the old vapor barrier first?

Yes. Removing damaged, dirty, or poorly installed vapor barriers allows you to inspect the crawl space and install the new barrier correctly. If the existing barrier is clean, intact, and properly installed, there are situations where it may remain, but every crawl space is different. Adding to that you do not want a double vapor barrier for the same reason of the cat urine-like smell

Does this stop mold?

No. A vapor barrier doesn't kill mold, but it plays a critical role in helping prevent it. By blocking ground moisture from continuously entering the crawl space, it allows your dehumidifier to focus on controlling the air's humidity instead of constantly fighting moisture coming up from the soil. When combined with a complete encapsulation system, this creates a healthier, drier crawl space.

Can I walk on it?

Yes. Our 12 mil solid vapor barrier is designed to withstand normal crawl space traffic during inspections, maintenance, and service work. Avoid dragging sharp tools or heavy objects across the surface to maximize its lifespan. Many of our customers even create this to be a storage area

Is it puncture resistant?

Yes. Our true 12 mil solid vapor barrier offers excellent puncture and tear resistance for normal crawl space conditions. Like any vapor barrier, sharp objects can still cause damage, so care should always be taken during installation and future maintenance.

Why is yours white?

A white vapor barrier brightens the crawl space, making inspections, maintenance, and future repairs much easier. It also makes it easier to spot standing water, plumbing leaks, pests, or other issues that might otherwise go unnoticed.

Is this the same material Crawl Space Ninja franchises install?

Yes. This is the same professional-grade 12 mil crawl space vapor barrier trusted by Crawl Space Ninja for encapsulation projects. It's the same product we recommend to DIY homeowners looking to achieve professional-quality results.
